Facilities at the Centre

Unit Holders have access to communal toilets and kitchen facilities. The units are heated by radiators. Each unit has it’s own security alarm, smoke detector, telephone connection point, and a number of 13 amp electricity sockets depending upon the size of the unit.

Whilst licence holders have access to the Centre on a 24/7 basis, subject to compliance with the security procedures, the Centre's official opening hours are 9am-6pm Monday to Saturday.

Types of Use: The Centre has planning approval for a broad range of business activities including retail. The Management Committee however does not recommend the Centre for retail use due to the nature of the building.

Some business activities are not permitted in the Centre and, due to the nature of the building, some that are likely to have an adverse impact on other users are not allowed by the Management Committee. (Examples of these would be those that create smells/odours, or loud noises)

As the Centre provides heavily subsidised licence fees, it also has a general policy of not supporting businesses that directly compete with other local businesses, and specifically within the Centre itself.

Obtaining a Licence 

Licence to Occupy

  • Once we receive an application for a unit we assess for eligibility, business suitability and likelihood of success. If all criteria are met and we have a suitable unit available we issue a Licence to Occupy.

What does the licence fee include

  • The licence fee includes the rent, business rates, and all building operating costs; for example, heating, communal lighting, building insurance, security and maintenance.

What it does not include

  • Electricity consumption within the unit:

  • Each unit has its own meter. Electricity consumption is charged by the Centre each month to individual licence holders at a rate published from time to time, plus a standing charge.

  • Broadband access:

  • Most licensees prefer to arrange their own secure wifi.

General

  • A deposit of £250 is payable on the issuing of the first licence. This is refundable on surrender of the licence (subject to the unit being handed over in an acceptable state for re-letting.

  • All licence holders are responsible for health and safety within their own unit including the provision of appropriate fire extinguishers.

  • All licence holders are responsible as part of the Centre community to consider each others well being and safety, behave responsibly, and ensure that all facilities are respected.

  • Finally, it is a condition of the licence that proof of business insurance is provided by all licence holders.
